Ric Dizon bypasses government shutdown for mortgage fundingThe government shutdown is causing a lot of confusion among homebuyers who are wondering whether they can get home loan approval or how to even make mortgage funding possible.  Even though the FHA bureaucracy may be moving more slowly, Ric Dizon is on the job to get homebuyers the best rates possible for their home loans.

While other mortgage brokers are discouraging their customers about getting home loan approval from the FHA, I am prepared to do whatever is necessary for my clients to make mortgage funding possible.  Even with me on your side, there may be some cases where extra documentation is necessary, but we will get through it together.  It might even be the case, though this is probably rare, that home loan approval will only be possible after the government shutdown is over.  This will affect homebuyers who are working with lenders who obtain verified tax returns directly from the IRS.  This may not be possible until the government reopens, although other loans will still be able to fund under the FHA’s existing requirements.

The other issue that may affect FHA home loan approval is if the borrower’s name and Social Security number failing to pass validation with the Social Security Administration.  If the failure to obtain validation was due to the government shutdown, additional documentation can be submitted, so even this hurdle can be overcome.  If the FHA believes that the documentation complies with HUD’s regulations, the borrower can STILL get home loan approval.

Ric Dizon bypasses government shutdown for home loan approvalWith the government shutdown, many homebuyers are wondering if it’s possible to get FHA home loan approval.  In the Aloha spirit, we’re able to give you some good news amid all the doom and gloom of the government shutdown.  Although the machinery of the FHA may be moving more slowly, I will not give up.  As my clients know, I always  go above, beyond, and around bureaucrats to make mortgage funding possible.  That’s because I know how important your home loan approval is.  I will do whatever is necessary to ensure that documents are secured and available so that your loan can close at the best rate.

It is true that the FHA is operating with a smaller staff than normal.  That means that more patience will be needed, as the processing for a home loan approval will be slower than normal.  The FHA will be able to endorse single family loans during the government shutdown, with the exception of Home Equity Conversion Mortgages (HECM) and Title I loans.

Debt to Income Ratio Matters in Home Loans

debt to income ration & the Conventional 97 loanIf you’ve been following my blog, you know that I’ve been spending some time explaining particular home loans over the past couple of weeks. One that I’ve focused on is the Conventional 97, because it’s a great opportunity for first time home buyers and may not be around much longer.  The Conventional 97 loan shares similar aspects to other home loans, in that it does revolve  around a maximum debt to income ratio. Those using all of their own money for the down payment cannot exceed a ratio of 45%. Applicants accepting a gift as part of their down payment cannot surpass 41%.

The debt to income ratio is calculated by dividing your total amount of monthly debts into your total monthly income. Approval time for the Conventional 97 loan should be no longer than any other loan, but does vary by lender. This program is not like those created to boost the housing market and currently does not expire, but as we have seen over the last few weeks, change is occurring throughout the mortgage industry.

Not all lenders offer the Conventional 97 loan, but we do, so give me a call if you’d like to know more information. Home Loan Makes Small Down Payment Possible

Small Down Payment with Conventional 97 LoanA small down payment is possible with the Conventional 97 loan. The loan application requirements for those looking to get into a home with only a small down payment are really the same as any other home loan. The Conventional 97 program requires the basic items such as pay-stubs, W-2s, tax returns, and bank statements. There is no home buyer counseling required. Please also keep in mind that this option is only good for fixed rate mortgages, but feel free to choose from a 15 or 30 year loan duration for your small down payment loan.

There is also a credit score requirement. Applicants must have a credit score of 680 or better to be eligible for this program. If borrowers will be using a gift for any part of their down payment, then a credit score of 740 is required. The only exception is if the gift is helping with closing costs and the buyers are bringing 3% of their own money for the down payment, then a credit score of 680 is needed. Gifts may only come from relatives. Examples of such relatives are parents, children or other blood relatives, adopted members of the family, a fiancée, or domestic partner. Between your funds and perhaps a little help from a family member, obtaining a home loan with a small down payment can make your dreams of home ownership a reality.

Conventional 97 Loan Offers Low Down Payment

Conventional 97 Loan Approval in sightIf you are looking for a low down payment mortgage option for your Long Beach home loan, look no further than the Conventional 97 loan program. This loan is still available to all U.S. residents and comes through Fannie Mae. It has simple guidelines, low mortgage insurance rates, and only a 3% down payment.

Mortgage rates are often comparable to an FHA loan, but the Conventional 97 program does not require you to pay the mortgage insurance up front and the insurance is generally cheaper. The Conventional 97 program could also be used as a refinance option for your Long Beach home loan.

The Conventional 97 program can only be used for single family dwellings, including town homes, condominiums, and detached homes. This program is capped at a loan of $417,000, so be sure to look for a home valued at $430,000 or less to maximize your benefits. Your Long Beach home loan must also be for a property that you plan to occupy. This cannot be used for investment properties, or to refinance a dwelling that used to be your primary residence, but that you are now renting out.
